Industrial parks bring together industrial activities with commercial and infrastructure services. The challenge is to make them sustainable and beneficial to local populations.
Water Life Systems Africa (WLSA) is partnering with Urban Dynamics Cape South (UDCS) to develop Coca Eco-Industrial Park (Coca EIP), a privately owned 333ha area of land 20km north of Cape Town, South Africa with approved zones for large risk and general industry development.
WLSA and partners have developed a “Plug and Play” Eco-Industrial Park (EIP) foundation based on UNIDO recommendations that will attract tenants to establish their own specific industrial infrastructure within Coca EIP, all the while promoting better economic, environmental, and social outcomes than traditional industrial parks.
Given Coca EIP’s immediate proximity to the Vissershok landfill, a solid & liquid waste processing complex will be placed as anchor tenant to provide energy production and utilize recovered resources for proprietary activated carbon product manufacturing.
The Risk Industrial Zoning will also feature 240MW of Solar energy production and 1400MW of energy storage integrated throughout the site to provide your operations with a reliable 24/7 power source.
Circa 60% of available Coca EIP risk industrial zoned land already has lease and purchase agreements. Contact us now to secure your organization's portion before it's too late!
WLSA is also installing its group’s onsite containerized industrial wastewater treatment systems to effectively recover reusable resources for Coca EIP industrial operations. A Zero-Liquid-Discharge approach will be featured in the park’s design.
The Risk Industrial Zoned component (135.2 ha) accommodates those industries which are noxious in terms of smell, product, waste or other objectionable consequence of their operation, or which carry a high risk in the event of fire or accident.
The General Industrial Zoned component (80.34 ha) accommodates all forms of industry, except noxious trade and risk activities.
Situated adjacent to the growing N 7 Development Corridor, with excellent
accessibility from the future Van Schoorsdrift full diamond intersection, the M 12 and Berkshire Boulevard.
The Cape Town/Atlantis/Saldanha Bay freight and future commuter Railway Line directly abuts the development. The site
is 17 km by direct rail link to the Cape Town Harbor/Port.
The Strategic oil pipeline link between Saldanha Bay/Cape Town Harbour is aligned directly along the site’s western edge, ready to sleeve for Coca EIP tenant use.
With pent up demand, this opportunity releases much sought after “risk
industrial” zoned land onto the property market within the Cape Metropole.

Urban Dynamics Cape South has been diligently working for the past 20 years on the 333ha site earmarked for the Coca EIP project to develop the land as risk-industrial and accommodate much needed large risk industry, and general industry, development for the City of Cape Town.

Water Life Systems Africa is a Water, Energy and Food Security Systems developer and manufacturer. WLSA has developed a Plug-n-Play foundation for Eco-Industrial Park developments in partnership with its other advanced technology providers.

Developed to UNIDO Eco-Industrial Park standards, the Coca EIP is a sustainable force in local job creation, economic growth, environmental protection, and social wellbeing for the Cape Town, South Africa population and beyond.
